That bright future is likely to come sooner because of the splash Uniqlo and Teso Life will make, said Whitney Gallivan, senior managing director and partner at Boston Realty Advisors, who helped broker the latest sale of 399 Washington.

“When a tenant comes to town, historically, they may say to us, ‘We only want to look in the Back Bay, in the Seaport,’” she said. “But if we can say, ‘Well, Uniqlo just opened up, and Teso, why don’t you take a look at this block on Washington Street, there might be a spot for you, and plus, you’re paying a lot lower rent than you are in the Back Bay,’ that’s going to help.”
