Boston Realty Advisor’s Retail Team is watching the Ghost-Kitchen space extremely closely. Throughout the leasing process of High Street Place – a twenty vendor modern food hall in Boston’s Financial District – our Retail Team quickly realized that there was significant demand for 300 square foot plug-and-play restaurant spaces. Our leasing process for High Street included more than 250 interviews conducted with James Beard Award nominated chefs, full-service restauranteurs, international quick-serve restaurants, food truck operators, caterers, private chefs, and entrepreneurs that simply had a passion for cooking and wanted to launch a quick-serve concept. These groups were extremely interested in how we planned to partner with delivery apps and how they could increase their sales through innovative platforms.
Prior to COVID-19, Boston had already experienced a large demand from the above mentioned users seeking “Dark Kitchen Space”. Today, almost every conversation that we have with players in the F&B space evolves to how do we maximize “takeout and delivery”?
In order to accommodate F&B users today, the BRA Retail Team is actively working with quick-serve restaurants looking for more space so that they can build-out larger back of house kitchens; individuals looking to lease parking spaces in locations close to high density residential areas and colleges; and groups looking to convert full-service restaurants that shuttered due to the pandemic into completely dark and shared kitchen spaces.
